As the above statistics show, the housing market in Placer County is still strong, but inventory is starting to pick up. In May 2005, 537 housing units sold -- which is about 40% of May's listing inventory of 1,342 homes.
The under $399,000 price range had 167 sales for the 176 total listings, indicating that price range has approximately 33 days of inventory.
The $400,000-$599,999 price range had 256 sales for the 571 total listings, indicating that price range has approximately 65 days of inventory.
The $600,000-$799,999 price range had 78 sales for the 299 total listings, indicating that price range has approximately 3.8 months of inventory.
The $800,000-$999,999 price range had 16 sales for the 114 total listings, indicating that price range has approximately 7.1 months of inventory.
The over $1,000,000 price range had 20 sales for the 182 total listings, indicating that price range has approximately 9.1 months of inventory.
Inventory did pick up in the month of May. This should start to slow down the price appreciation if the high inventory remains or increases. Stay tuned for next months report.
